Only in the US! Florida estate agent uses unusual pictures to promote ‘hot property’

first_imgA US estate agent has used pictures of a house on fire to market a property on the internet as an opportunity to ‘build your dream home’.The unusual but creative approach by Florida estate agency Stellar Luxury & Beach Realty is being used to sell a fire-damaged three-bedroom, two bathroom, 6,000 sq ft house in the historic area of St Petersburg, Florida overlooking Tampa Bay.Selling homes in need of severe restoration work may not be unusual, but the agency has decided to stir up some publicity by uploading pictures of the house ablaze and suggesting people viewing the property should bring marshmallows to melt on its burning remains.While this may say a lot about local humour, on a more practical level the property is due to be demolished by the local council following a fire nine months ago and is on the market for $99,000 as a parcel of land with planning permission.“It’s a smoking hot deal posted to the internet and people liked it,” says the estate agent involved (left), Dylan Jaeck. “That’s going to obviously grab your attention.“The reason why we put the fire picture up is so you know that this property has to be torn down and you can build a new dream spec home. It’s creative marketing. It’s a niche. Despite a robust debate, the Committee made few changes to the bill. Now the bill moves toward the House floor.“The 2018 Farm Bill is ready for debate and amendments a mere six days after its introduction. A vote by the full House of Representatives is expected to soon follow. This is great news for farmers and ranchers everywhere. H.R. 2 — The Agriculture and Nutrition Act of 2018 —  takes us one step closer to bringing certainty to families who face the toughest farm economy in more than a decade,” said Zippy Duvall, American farm Bureau Federation president. “We look forward to working with members of both the House and Senate to complete work on a bipartisan, bicameral bill that can be signed into law by the president before the current law expires.”The National Milk Producers Federation (NMPF) lauded the House Agriculture Committee for approving a draft of the 2018 Farm Bill that contains key dairy policy improvements. Among the provisions of significance to the U.S. dairy industry in the House bill are additional improvements to the dairy Margin Protection Program (MPP). The measure raises the maximum covered margin to $9 per hundredweight and adjusts the minimum percentage of milk that can be insured; both measures will offer greater flexibility for dairy producers. It also includes provisions of an important agreement reached between NMPF and the International Dairy Foods Association on price risk management.“It’s important that the Farm Bill process continue moving forward,” said Jim Mulhern, NMPF President and CEO . “As U.S. dairy farmers weather a fourth-straight year of depressed milk prices, making additional improvements to the dairy safety net through this farm bill becomes more critical with each passing day.”The House bill also addresses several other NMPF priorities. The conservation title helps producers access technical and financial assistance to carry out multiple conservation practices on their land and water. Under the trade title, the Farm Bill authorizes the trade promotion programs that are critical to dairy farmers and their cooperatives. The bill also includes helpful provisions intended to increase fluid milk consumption. NMPF looks forward to working with Congress on these issues as the process continues.The National Corn Growers Association too was supportive of the House bill.“NCGA is pleased the bill restores full funding to the Market Access and Foreign Market Development Programs and makes administrative reforms to the revenue-based Agriculture Risk Coverage Program (ARC), which are welcome provisions for corn farmers facing uncertain times. Any Problem You Repeatedly Experience Means You Are the Problem

first_imgYou call your dream client and say, “I’d love to stop by and introduce myself, tell you a little about my company and how we are helping companies like yours, and learn a little about you and your business.” The approach you use to schedule a meeting doesn’t produce anything close to the result you need. Yet, you continue to use it.Your dream client has asked you to send them a proposal and pricing. You write an excellent email, including the proposal they requested and your pricing. You expected them to respond to the email, but it’s been two weeks, and you have heard nothing. In fact, of the ten proposals you’ve sent by email, none of them have ever gotten back to you. Yet, you still email the proposal and pricing.Last year you didn’t produce the results you wanted. You didn’t do the prospecting you needed to through the first part of the year and fell behind. You were unable to make up the lost time, a pattern you have repeated more than once. It’s almost February, and this January looks a lot like last January.Your current sales process, when followed perfectly, results in a win rate of 28%. The salespeople change over time, but the win rate doesn’t improve or decline very much. The process has been in place so long that no one ever questions whether it still serves the company.Experiencing the same challenge over and over without changing your approach makes the failure to achieve the result solely your fault.If your experience tells you that your language choice and the value you offer to trade in exchange for a meeting isn’t compelling enough to get a “yes,” your resistance to changing your approach will ensure you continue to create that challenge.When sending your proposal and pricing by email causes your prospective clients to go dark, adhering to the client’s request is proven to be a bad sales practice. The blame here lies in your unwillingness to confront your prospective client, explaining how this approach doesn’t serve them.The lack of disciplined prospecting is a similar choice. You know with an enormous amount of certainty that you cannot make up for lost time when it comes to creating and winning opportunities. If perfect execution gets you a 28% win rate, it might be time to look at the process to determine whether it still serves you.If you repeatedly experience the same problem, you can anticipate that problem and develop a strategy to eliminate it.There is no reason not to say, “I am happy to send you the pricing and proposal. Before I do, I need to walk you and your team through both to make sure it’s perfect. What’s the best time this week to have that meeting?” When you hear, “Can you just send it to us, we’re swamped,” you say, “I am afraid I wouldn’t be taking care of you if I did that. You are going to have questions and concerns, and just like when you are a customer, I’ll be here to make sure you have everything you need. I promise I won’t waste your time. Mamata admonishes police for action against Trinamool cadre

first_imgWest Bengal Chief Minister Mamata Banerjee has admonished the police and alleged that while they were taking prompt action against Trinamool Congress cadre, they tried to “balance” when it came to Opposition parties.Addressing officials and public representatives at an administration meeting on Wednesday at Paschim Medinipur district, Ms. Banerjee warned the police that “TMC is not easy target”.“I have noticed one thing, when anyone files FIR against our party boys, the police immediately takes action and arrests. And when the other party creates any mischief or law and order situation, the police does not even care. They think they are balancing. Balancing is not the duty of the police,” the Chief Minister said in an unprecedented public outburst. During the meeting, she even rebuked individual police officers from Jhargram police district, saying she was receiving several complaints against them. She said that the police “can catch and touch TMC. This is because the administration is under TMC and they (TMC cadre) will not disturb the administration. But the police should be mindful of their own boys (ghorer chele),” she said.The Chief Minister referred to “inaction and harassment” of Trinamool cadre and directed police officers to work as per instructions of the Superintendent of Police. The remarks generated strong reaction from the political parties in Opposition.“A section of Trinamool leaders are complaining against another section of the party and thus police are acting against them. So far, Ms. Banerjee was able to manage that and now things have gone a little too far and therefore the outburst,” CPI(M) MLA and leader of Left Legislature Party Sujan Chakraborty said.BJP leader Joyprakash Majumdar said it was “most unfortunate for Bengal that the Chief Minister has not been able to rise above the party”. “She remains a Chief Minister of the Trinamool Congress and not the people of the State,” he said.last_img read more

He added that Health issues such as diabetes needed serious attention, and that more was needed in the combat against mosquito borne diseases. Robinson told the house that the TCI people got a six for a nine in voting them into government. City Seeks to Remedy Vote Allowing Business to Open under Takeoff Path

City Council is having second thoughts about its vote last month to allow a business located under the takeoff path of Naval Station Norfolk Chambers Field to open after the decision was harshly criticized by John Harvey Jr., Virginia’s secretary of veterans and defense affairs. Dan Cohen AUTHOR “The last thing that needs to happen now is for any city or county in the commonwealth of Virginia to signal publicly, ‘OK, we’re just not going to play by the rules here that we agreed to,’” said Harvey, a retired four-star admiral. The commander of Naval Station Norfolk had voiced opposition to the business application prior to the city council’s vote. The city manager told the paper that staff have spoken to the owner, who is “open to a dialogue with us that results in a win-win for both her and the city.” In a March 10 letter to Norfolk Mayor Paul Fraim, Harvey said the city’s decision jeopardizes the future of the airfield, formerly known as Norfolk Naval Air Station, reported the Virginian-Pilot. He warned DOD could view the vote as an indication the city does not support the naval station, which possibly could lead to a recommendation to close the airfield. In response to Harvey’s criticism, the city council agreed to see whether the business owner will agree to move to a new location, with city assistance. The council cannot legally undo its approval, the city attorney ruled. “We have no ability to do anything other than to ask or to try,” Fraim said. The council made an exception to a city policy limiting the use of property in the accident potential zones surrounding military airfields because city officials failed to inform the prospective owner of the banquet hall about the policy for more than two months after she applied for permits. The site of the banquet hall is about one-and-a-half miles from the east end of the runway at Chambers Field, putting it in Accident Potential Zone 2.last_img read more
